Echo Stay Apartments partners with property owners to operate carefully selected properties as professionally managed serviced accommodation for business travellers, contractors, corporate guests, relocating professionals and extended-stay visitors.
Most landlords we speak to are not short of demand — they are short of time, and tired of the same recurring problems. Finding a tenant is the easy part. Everything that follows is the work.
Echo Stay is a professional operating partner. We take on a suitable property under a formal agreement, run it as serviced accommodation to a consistent standard, and deal with the day-to-day so the owner does not have to.
We are not an estate agent, and we are not a letting agent finding you a tenant. We become your single point of contact for the property.
The operational side of serviced accommodation, run properly — so the property is looked after and the owner is not managing it day to day.
Echo Stay manages guest communication, enquiries and stay-related support from first contact to check-out.
Properties are prepared and maintained through an organised cleaning process between stays.
We coordinate routine maintenance and respond to property issues promptly, keeping owners informed.
Clear check-in information, written house rules and a real point of contact throughout the stay.
Properties may be marketed through appropriate accommodation platforms, direct booking and corporate channels.
Echo Stay is building a professional portfolio and looks to establish lasting relationships with property owners.
Serviced accommodation has a reputation problem, and it is usually earned by operators who accept anyone who can pay. That is not the market we are building for.
Echo Stay is aimed squarely at working guests — people in Derby for a job, a project, a placement or a move. They tend to book longer, arrive late, leave early and want a quiet, clean, well-run flat.
No operator can promise a problem will never occur. What we can commit to is having the controls, the procedures and the willingness to deal with it quickly if it does.
Five straightforward stages. Nothing is agreed until both sides are comfortable, and nothing goes live until the property side is properly in order.
You send us the basics — location, property type, bedrooms, condition and current status. It takes a couple of minutes.
We look at location, property type, commercial suitability and the operational realities of running it well.
If it works for both sides, we agree the commercial and contractual arrangements in writing before anything starts.
The property is checked against the relevant planning, insurance, safety and operational requirements, then prepared for guests.
We run the day-to-day serviced accommodation operation and you receive the rent agreed in the contract.
Echo Stay leases suitable properties from owners under a formal agreement that specifically sets out the permitted use of the property as serviced accommodation.
The proposed arrangement is discussed openly with the property owner before any agreement is entered into. We only proceed where the proposed use is permitted and the necessary permissions, insurance and property requirements have been appropriately considered.
In plain terms: we are not looking for a tenancy for ourselves, and we are not asking you to list your property with us. We are asking to lease it, operate it professionally as serviced accommodation, and pay you the rent set out in the contract.
Rental amounts, payment terms and length of agreement are specific to each property and are agreed in writing before anything begins.
Every property is different, and every property is considered individually. Depending on the building, the lease and the owner’s circumstances, the relevant considerations may include:
We don’t believe in taking a property first and figuring out compliance afterwards.
Requirements vary by property and by circumstance — this is not legal advice, and we would always expect an owner to take their own advice where they think it appropriate. What we can commit to is that we will not push a property into operation before the relevant checks have been properly considered.
We are selective, because a property that does not work operationally does not work for the owner either. Broadly, we are interested in:
Not every property is suitable, and we will tell you honestly if yours is not. Each one is assessed individually on its location, layout, condition and the permissions attached to it.
Properties with convenient access to Derby city centre, Derby railway station, Pride Park and the surrounding business areas, Royal Derby Hospital, and the University of Derby tend to suit the guests we serve — because that is where they are actually working.
We are early in our journey and we would rather say so than dress it up. Here is what we can genuinely offer an owner today.
We are building our portfolio specifically around Derby and the surrounding market, not spreading thinly across the country.
A structured, documented way of running accommodation — not an evenings-and-weekends side project.
We target business travellers, contractors, corporate guests and longer stays alongside leisure demand.
We are looking for lasting arrangements with a small number of owners, not one-off deals.
The property is your asset. It gets treated like one, and you get told when something needs attention.
If your property is not right for us, or the numbers do not work, we will say so early rather than waste your time.
Tell us a little about your property and we’ll assess whether it could be suitable for Echo Stay.
Echo Stay uses a range of appropriate accommodation channels, which may include major short-term accommodation platforms alongside direct and corporate bookings. The mix is chosen to suit the property and the type of guest we want in it — our focus is business travellers, contractors and extended stays rather than short leisure lets.
Where agreed, Echo Stay operates the property under a formal arrangement that specifically permits the proposed serviced-accommodation use. It is set out in writing and discussed with you before anything is signed — there is nothing hidden about how the property will be used.
Primarily business travellers, contractors, corporate guests, relocating professionals, extended-stay visitors and other appropriate guests. See our corporate accommodation page for the kind of bookings we target.
Echo Stay does. We handle guest communication, check-in information, house rules and the day-to-day accommodation operation. You are not contacted by guests.
Echo Stay coordinates professional cleaning and property preparation between stays, as part of running the property.
We do not make unconditional guarantees, and we would be cautious of anyone who does. The rental amount and payment terms are agreed contractually with the property owner before the arrangement begins, and set out in the agreement.
Terms are discussed according to the property, the owner’s requirements and the proposed commercial arrangement. We are generally looking for longer arrangements rather than short ones, because the setup only makes sense over time.
Echo Stay is focused on Derby and suitable surrounding areas. If your property is a little outside Derby, send the details anyway and we will tell you honestly whether it fits.
We coordinate maintenance and deal with issues as they arise, and we keep you informed. No operator can promise that nothing will ever be damaged — what matters is that it is identified quickly, handled properly and communicated to you.
That is fine — plenty of owners come to us while a tenancy is winding down. Tell us the timescale in the form and we will work to it.
If you own a suitable property and would like to explore a professional serviced-accommodation partnership, we’d be happy to hear from you.
